Getting onto the property ladder for the first time can feel out of reach, but there are a number of legitimate schemes and strategies that can make it more affordable. Here are the most useful options to explore.

Lifetime ISA

A Lifetime ISA is a government-backed savings account designed for first time buyers and those saving for later life. You can save up to four thousand pounds each tax year and the government adds a twenty-five per cent bonus on top, meaning a potential one thousand pounds of free money each year. The savings can be used towards your first home up to a current purchase price cap, provided the account has been open for at least twelve months. It is one of the most generous schemes available, so it is well worth exploring early.

Lease Options

A lease option is a type of contract which allows you to rent a property for a specified period with the option to buy at the end of that period. In effect it is renting with a reward, giving you time to save your deposit and improve your credit profile while you live in the property you intend to buy. The terms vary considerably from one agreement to another, so always take legal advice before signing.

Shared Ownership

Shared ownership allows you to buy a percentage share of a home, typically between twenty-five and seventy-five per cent, and pay rent on the remaining share to a housing association or other provider. You can increase your share over time, known as staircasing, as and when you can afford to do so. Shared ownership can bring monthly costs within reach where a full purchase would otherwise be impossible.

Browser extensions such as Property Track also highlight properties on Rightmove that have had their asking prices reduced, giving you more information when you negotiate. A little online research before you offer can save you thousands.
