HOW LONG WILL IT ALL TAKE?

We will endeavor to ensure that the time between
(1) sending out a Contract (in connection with your sale) or receiving a Contract (in respect of your purchase) and
(2) exchange of Contracts (when you become legally obliged to complete the transaction) takes no longer than 4 weeks.

1. Instruction

Instruct MJP and provide us with certified I.D and certified Proof of Address.

2. Contract Pack

We will prepare the Contract Pack and send it across to the buyer's solicitors. This will include evidence that you are the owner of the property and information forms.

3. Documentation

CONTRACT AND TRANSFER – We will draft the Contract and Transfer (TR1) and send it to you for your signature

4. Reporting

RESPOND TO INITIAL ENQUIRIES – Working with you we will respond to the buyer's solicitors initial enquiries about the legal aspects of your ownership and information you have supplied about the property.

5. Agreeing Dates

We will liaise with the buyer's solicitors to confirm a completion date which is agreeable to both you and the buyer; once this has been agreed, we will, if applicable, request a mortgage settlement figure from your lender

6. Exchange of Contracts

Once the buyer's solicitors are satisfied with their enquiries, all the necessary paperwork has been completed and we have received your authority to proceed, we will exchange contracts; this is the point at which you become legally bound to sell the property

7. Completion

The stage when you leave your home! We will confirm receipt of the sale proceeds, pay off any mortgage on the property and send the netproceeds to you; we will instruct the estate agent to release the keys to the buyer.

8. Post Completion

We send the buyer's solicitors the Title Deeds (if there are any) and other original documentation.

1. Instruction

Instruct MJP and provide us with certified I.D and certified Proof of Address.

2. Contract Pack

We will review the Contract Pack sent to us by the seller's solicitors and raise any initial enquiries with them

Searches - We will order searches; some searches are normally returned within a couple of days but, depending on your local Council, the Local Authority search can take approximately three weeks to be returned

For further information about searches and the procedure involved please read this information leaflet.

3. Documentation

MORTGAGE REPORT – We will report to you on your mortgage offer and highlight any legal issues that may arise from it

4. Reporting

REPORT ON TITLE – We will review the seller's evidence of title and other legal and information documents and then report to you. The reporting will continue until we are satisfied with all our enquiries/investigation.

5. Agreeing Dates

We will liaise with the seller's solicitor to confirm a completion date which is agreeable to both you and the seller

6. Exchange of Contracts

Once all of our enquiries have been satisfied, all searches have been returned and we have received your deposit and authority to proceed, we will be able to exchange contracts; this is the point at which you become legally bound to complete on the purchase of the property

7. Completion

Move in day! We will complete the purchase for you, send across the remainder of the purchase funds, ensure Stamp Duty has been paid correctly, make arrangements for the release of the keys.

8. Post Completion

We complete all of the necessary post-completion requirements including registering you as the legal owner of the property at the Land Registry. We report to the lenders and you are asked whether you require sight of any surplus deeds. Any balance of funds will also be refunded to you.
